decades of inaction make land use interventions we're all debating more urgent, but also harder to entangle.

because we're trying to compensate for decades of inaction & exploitation, and for a massive & racialized inequality & affordability gap that has expanded in that time.
the market doesn't work! it's also the primary mechanism for development. even our subsidized funding is hopelessly tied to it.

that is the contradiction us LeFt NiMbYs must and do painfully work through, where many Housing Twitter ppl can, and do, choose to ignore it

in the short term we can prohibit renter-occupied demo, add tenant protections & rent control, and hit exclusionary communities where SFH prices are already bonkers.

ofc enforcement is a serious issue for all tenant protections, (of which right to return is the weakest & worst)
IMO ppl should not worry so much about fourplexing b/c it is so incremental in practice. & there are options to rent control subdivisions even under Costa-Hawkins, which we should explore!

in the long run, rent control >>>>> means-tested, deed-restricted inclusionary zoning
this should not be a controversial statement to anyone, so let's proceed

this is something that we have tools at our disposal to work on (and yes bring AMI levels down). through municipal housing, rent control, missing-middle & limited-equity co-ops, land trusts, other stuff

tilting land competition toward non-MR housing through zoning is v good!!!
