I bought my first house 8 mo ago. Here’s some of the crap I learned:
Water is public enemy #1. Don’t buy a house with potential drainage issues, you’ll always be fighting it.
Be there for inspection. Even if you don’t know much you’ll learn a lot. If the inspector has issues w/something he’s not an expert in (ie foundation, electric, moisture), potentially walk away, but hire an expert to follow up. Important to know exactly what youre getting into.
Whatever you think it’s going to cost to address issues, multiply it by 2-3. Your time is worth $ to deal with BS.
Most contractors you hire to address issues/remodel/etc are either idiots or are actively looking for shortcuts. Watch them like a hawk. Some like it some hate it, doesn’t matter you’ll learn a lot and spot potential issues.
Older homes don’t seem to be discounted enough. On one hand they’ve been standing a while, but there’s a reason building codes are dramatically different today than 50yrs ago. It can be a hazard or $$ to fix if remodeling.
GTO approach is build your own and be heavily involved in the process.
