I feel so terrible for The Zone in Rosebank. I've loved that mall since I was in high school and had my first store there but yerr they've fumbled so much. Plus the merger and mass exodus of management talent really hurt the tenant mix, direction and overall vibe...
Combined with the ill-conceived extension and the not so great construction that took too long to complete..all a recipe for disaster. Now combine that with the over reliance on the office buildings that sprung up around the center. office building that now are vacant #RemoteWork
Tenant mix is such a fragile artful balance. Needs management team with vision & great communication skills. All 3 centers in Rosebank (The Zone, The Mall, The Mews) shot themselves in the foot when they allowed "Anchor tenants" to basically have drive-thrus. 1 of many mistakes..
From being a unique center that had that elusive "Cool" & attracting the all important youth across all demographics while also having the functional basics like grocers & banks. All The Zone had to do was cultivate that instead of overly prioritizing office workers...
When day clubs & farmers market culture was booming The Zone needed to simply create a space to maximize on being the cool destination it already was. But the shoddy & lengthy renovations with energy sucking passages & experiential dead-ends meant the mall lost its unique vibe...
Kana this is the former home of YFM, Devine Lounge, Cofi, Liquid Chefs, Primi, Tashas etc so the center already had a vibrant day life and needed to lean fully into having an equally vibrant night life. Instead of becoming the lifestyle district it insisted on being a Mall...
Something other Malls were already doing far better and without the bizarre situation of having 4 small disjointed centers sharing one space (The Zone, The Firs, The Mall, The Mews) and creating a navigation & experiential nightmare for patrons. Lack of collaboration didn't help
But it will be interesting to see if The Zone in particular can reposition itself maximize the property but it would have to bring in real management talent and be ready to commit to long term strategy and attract a unique tenant mix again. But as things currently stand,it is RIP
