1 month update to buying a 57 unit self storage facility. Coming from Multifamily and doing everything in house, the management side is much less intense and stressful. Not having anyone living at the property let’s me not have my mind on the property 24/7. Calls are also rare.
The first week was a lot of work. We closed on December 30th so really no time to notify of ownership change before rent came in. Previous owners were taking rent at least 6 different ways and in 3 different physical locations. Getting in touch with every customer was tough.
Almost all customer info was wrong. I had to skip trace at least half the customers to find them. I made at least 50 calls a day for a few days to try to find everyone. I got all their up to date info, told them about the changeover, and that starting March 1 rent would only be
