I want to do a quick comparison

If you have $700,000 in investing capital you can have $2,800,000 in real estate paying you $50,000/year

$900,000 in stock investments would be about $50,000 per year annual income.
Numbers might not be dead on but you get the point not much difference? Correct? Wrong!

When you own real estate other people pay for your assets. In stocks you spend your own money.

Real estate can also be leveraged

Real estate is also improvable

Real estate is depreciable
Real estate has a lower tax rate

Real estate is tax deductible
The most important advantage of real estate investing is LEVERAGE! The use of borrowed capital to increase the return of an investment. In real estate transactions, leverage occurs when a mortgage is used to reduce the amount of investor capital required to purchase a property.
I’m not saying don’t invest in stocks
