I lived in Josh's ward. Then, I had to move away because rents for a two-bedroom that would serve my expanding family were too high. The rents are too high because there is not enough supply. There is not enough supply because of heavy pushback from councillors like Josh. https://twitter.com/stateofthecity/status/1355141519418646532
Josh runs a good office responsive to constituents. But from my perspective he pursued an ideal midrise development form like this. It's great for midrise areas, but it's not enough in areas where high rise development (i.e. 5-10 min walk from a rapid station) is appropriate.
All you gotta do is look at this map. Everything in white is low-density "character areas." That's *not* an appropriate extent for mid- or high-rise development, especially along Eglinton where there's a brand spanking new underground rapid transit line slated to open soon.
Ironically, I used to live here, in a complex of four other similar buildings, built in the 50s when the Yonge subway opened up, right next to single family dwellings. If this were proposed today, it would be "too excessive," despite being a 5 minute walk from Davisville Station.
Like everything, Josh is right and wrong on things. But while a post-war building served my needs two generations later, Toronto can't build enough housing to serve my kids and grandkids. Residents in 7-figure houses have a stronger voice than future generations. That's not right
