So everyone, here's why you should really work with a realtor. I listed my own investment property for sale on monday. It's a condo in Tunney's Pasture. I held off on offers until today.
The listing was sent through MLS to over 1500 prospective buyers. Almost 800 downloaded it and in the last four days I had roughly 25 showings.
You simply can't get that kind of exposure selling a property yourself. Anyway, I had three offers and the property sold firm for 25k over asking.
I'm super happy because it turns out the successful buyers are related to my oldest friends in ottawa. We go back almost 50 years, so I couldn't be happier.
And the thing that their realtor did which was so great? He told me about that connection. Very smart move, because not everything is about money.
Anyway, everything worked out well and we have a happy buyer -happy seller situation. In what has appeared to be a softening condo market, I couldn't be happier. And according to MLS, the property sold within three days.
I forgot to mention that the agent who had the successful buyer showed the property after I contacted him ... one of the cool features we have as realtors is that we can see if someone has "favourited" our listing and contact their realtor.
His client I had, I let him know, he arranged the showing, they loved it, and they ended up buying it. Again, no-one selling on their own has access to that kind of information. (I've just heard from the buyer's aunt -- my old, dear friend -- and they are super excited!)
