If you want a modern street to have effective transit then you need to give the trains enough priority that they can move unimpeded even when cars are jammed up. It also doesn't hurt if you let the cars get jammed up.
This means you're gonna have to take a normal 2 lane street and make it look like this and then run a bus every 5 minutes or better on it. Note that the the low density development in the picture would be kind of marginal in this situation.
But, on the good side you would have a good opportunity to redevelop the parking lots.

I guess the main point here is that you need to choose how people are going to access an area and then build as though you really believe they are going to do it if you want to succeed. This means making choices. For example, each of those car lanes handles 900 people/hr peak
If you're going to have most people take transit then you need to move at least 900 people per hour at a comparable speed. This means like 20 buses/hour (a bus every 3 mins) and a dedicated lane.
The nice thing is that the peak capacity of that lane using buses is like 10,000 people per hour when using lots of buses with standees and you're never gonna move more than 900/hr in their own cars.
