Owner seeking yet another Certificate of Lawfulness for operating a short-term let in an Old Town tenement building (now 457 Lawnmarket), having operated without planning permission for over 10 years! This is Gibb's third applications I've noticed.

Edinburgh Council has described such operations as being 'fundamentally inconsistent with tenemental living.'

Yet, having operated (at least three properties) without planning consent for over ten years, they now avoid applying for permission as a formality. If in the past ten years they had applied for permission for any of these properties, almost certainly, it would have been denied.
