The Danforth Study has identified three different character areas along the western stretch. Because the area is targeted for change, the City starts with this assessment of the current state:
The provincial designation of the area as a Major Transit Station Area will be an overlay on the work of the Danforth Study. Currently 3,500 people and 6,000 jobs. Depending on the mix selected, the following scenarios are possible:

The goals for the Danforth Study built form focuses on mid-rise buildings (8-9 stories as per width of the street).
Notably the Toronto Danforth riding has the fewest tall buildings (12+ stories) in the entire city. Without more density and development, the community risks becoming an unaffordable enclave, according to some critics.
This part of the Danforth Study is recommending similarly staggered building stepbacks as the eastern portion of the study. While minimizing impact on nearby properties, this demand for variation in the design of each floor plate adds to the cost of building. #affordablehousing
On the north side of the Danforth, where the Green P parking lots and parkettes are located, the City is proposing Transition zones, which might include low-rise apartment buildings or stacked townhouses, and take advantage of the proximity to transit.
