Lots of people are drawn to being a landlord because of the passive income. Lots of people go into it thinking they'll do the right thing. Keep the house up, charge fair prices, etc. Let me tell you why there are no good landlords: eventually you will have to evict someone.
Eviction is horrifically violent. Imagine being forcibly removed from your home, made homeless, and all of your belongings being thrown away.

Unless you are committed to letting your tenants live in your property rent free forever you will eventually have to do that to someone.
If you do that to someone, attempt to do it, or threaten them with it, you are not a good person.
