2. Look up who owns these houses, contact them, ask them if they are interested in selling (80% of the time they are)

3. Put the property (that the owner doesn’t want) under contract for less than market value (because it needs repairs)
This now locks you in to be able to market the property

4. Market the property to developers/inside of Facebook groups. They’re always looking for deals and you now have a deal. You market them property for a higher price than what your contract is.

5. Sign contract w/ rehabber for higher amount than you did with owner. Could be $5K, $10K, $20K, whatever spread you can create for yourself. As long as you have a good deal, your spread doesn’t matter.
