Age discrimination provides much of the political support necessary to ensure The Villages' continued growth. The jurisdictions in which it is located welcome its expansion precisely because its residents will contribute to the tax base without adding to school enrollment. https://twitter.com/mtsw/status/1343040469236781058
Also relevant is residents' reliance on golf carts for transportation, which places less of a burden on infrastructure and contributes less to traffic congestion, addressing another common objection of existing residents to new development.
Exploring the area shows golf carts with a wide array of modifications -- from cabin enclosures to sports fan themes -- but also other light electric vehicles not designed around golfing at all. The colors and styling are far more varied than in most standard automobiles.
The carts and LEVs are not only far less dangerous to cyclists and pedestrians than standard cars, thanks to lighter weights and top speeds limited at most to 25 mph, but with their idiosyncratic designs seem to be embraced for a pure sense of fun as well.
Continuing, many of the neighborhoods in The Villages use alley-like designs for their residential streets, similar to the example from Utah that I featured last week. https://twitter.com/OldUrbanist/status/1340510524409298944
With these streets, pavements angle inward toward the center, and stormwater drains are placed down the midline. The drainage system, plus the narrow pavement width, avoids the need for curbs. On-street parking is prohibited, and guest parking spaces are clustered at intervals.
The narrow street helps make small lots more economically feasible. These homes each sit on around 3,500 sf and sell for less than $200k. Garages are specifically designed to accommodate one car and one golf cart, and feature a sliding screen door in addition to the usual door.
