

What we actually need:
A full eviction moratorium that ends ALL evictions, including filings, hearings, judgments, and writs. No arbitrary end date. Biden should do this on day 1. Nothing short of this is good enough.
Rent/mortgage cancellation. Debt erasure.


What makes the CDC moratorium inadequate?
Doesn’t apply to every eviction, just those related to rent nonpayment.
Puts burden on the tenant to apply for protection.
Allows local interpretation. Many courts have continued biz as usual, incl. filings/hearings/judgments.



What makes rental assistance an industry bailout?
Tenant applies for funding (means-tested), may or may not get it, landlord can decide whether or not to accept it.
If LL takes the $, nothing stops them from evicting the tenant next month. No conditions. No leverage.


Rental assistance just means that the landlord gets paid. It doesn’t:
Do anything to adjust the balance of power between landlord and tenant.
Change the fact that the rent is due again... next month.
Stimulate the economy in any way, shape, or form.



And don’t even get me started on the fact that many (most?) local jurisdictions are just now getting around to spending CARES money on rental assistance programs. Tenants didn’t see that money for months.
