Fast forward to mid-June, I came across @standupagent (h/t @CJ_Johnson17th).
I DM'd her, & we got on the phone a few days later. After we pinned down my criteria, risk tolerance, etc., we started looking at properties & making offers.
Mid-October we finally closed one.
