1. I rode around looking for houses and buildings that weren’t listed on Zillow. These are the best deals. I usually look for vacant houses.

2. I Contacted the owners and asked them if they want to sell. Almost all the time, they do.

3. I Put a contracts on the properties to purchase. I did 0 work to each property. No paint, no labor. Simply put then under contract

4. I Advertised those houses for a higher price to ppl who flip homes. They’re always looking for deals. I had deals. I decided to market them on Facebook and IG

5. I Had the interested buyers sign contracts to buy from me for a price higher than what I signed for. The spread in between your buy price and their buy price is what you keep

6. After all contracts are signed, I handed them off to a real estate lawyer. They don’t charge anything upfront and get paid when it closes. My lawyer and their lawyers did everything and I got my checks when the deals closed

7. Repeat. You don’t need a license, good credit, or even a clean background to do this. Just EFFORT and information
