So this is incipient theory of the Last Meter®, just on the residential / office side.

For some reason, property experts find this staggeringly hard to grasp: that as the proportion of retail that goes to multi-user buildings explodes, you need to optimize the space accordingly. https://twitter.com/web/status/1335958394667229185
I have been explaining for ± three years, that yes, we (BASE2) insist on coupling bundled user services with a spatial optimization bc separating out logistics 'solutions' (eg package lockers) from partnered sales is as sensible as designing a warehouse without knowing inventory.
Honestly wonder when penny is going to drop.

If you want MASSES of groceries, clothing, cleaning, LET ALONE furniture rental, computer repairs in yr bldg...

WHERE THE FUCK IS IT ALL SUPPOSED TO GO?

And how is the value around that space, and the services it serves, captured?
Grocery stores filled with ... picking staff

And now: residences/offices filled with ... delivery staff.

You can make this really fucking complicated if you refuse to understand that people and things are coming to your building in vast quantities. https://twitter.com/craigest/status/1335960036435251200?s=20
