💸 $97k+ in 12 months

I figured out how to do it, thought it would be worth a share

A bit of effort, but worth it

THE SITE:

Today we are going to look at a website that could be bought for $36,000 (It's currently listed at 18k but 36k is the reserve).

At this price, its fair, and a decent buy and hold.
They make their money with Ezoic and Google Adsense. Or what we might call display ads.

Let's look at several reasons that this site might be a decent buy, that could be perfect for flipping and or holding:
> It has had stable traffic over the last 12+ months
> It has a niche focus
> Its getting traffic from pinterest
> It has a DA of 27
> Traffic is coming from tier one countries
> The niche is evergreen (not seasonal)
> Nobody has worked on it in months, but still earning
Also

No effort was put towards SEO

Now, let's take a look at the things we don't like about it:
> It's already monetized by a premium ad network (partially)
> Its mostly getting traffic from 1 social channel (Pinterest)
> Not a super fun niche to write about or work on (for me personally)
> No email list set up yet
There are several things we can do here to make it more valuable. Let's take a look.

THE PLAN:
We are going to try and take this site to a new ad network!

So luckily this site is doing over 50k uniques a month, which should allow us to play with more premium ad networks.
To be clear, half the ads are for ezoic, so Im not sure there is much to squeeze out of this side of it.

BUT at a bare minimum ar are going to bring the whole thing to Ezoic.
I would assume a 25% increase here in RPM, as Ezoic pitches a 50% increase, and we are moving half our traffic over to them.

If you can get her on ad thrive or media vine, we might get even more.

For now?

25% increase.
Do some on-page SEO and a bit of link building!

Not sure of the total return on this, but i have the SEMRush report and there are PLENTY of keywords in the 60 range to rank for.

Easy low hanging fruit to improve on traffic.
Also lets build out some gardening product review articles and maybe some amazon associates to monetize.

Some basic link building will help here as well. You will gain traffic from all of this, but we are going to pretend you wont. (YOU WILL)
Create a lead magnet and newsletter!

60k UNIQUES A MONTH.

You guys, let's just assume you can grab a small portion of that, 2.5%.

We are looking at 1500 new subs a month...or a very solid 18,000 at the end of the year (if we don't grow)
Keep up the social posting!

They stopped, but that was their key to traffic.

Go find a guide on pinterest growth, and go work on it for 30 mins + a day.

I'm going to pretend this only grows traffic by 2% month over month.
We will add that into models when figuring out how much money we may make here.
Build out a gardening Shopify store!

The idea here guys is that our newfound email list, can be monetized.

We are going to be pretty conservative here, and assume we can make .10 off of each subscriber each month.
We are going to be selling them viral gardening products that we find on AliBaba and DHGate and dropshipping them.
Sell Guest Posts!

JUST KIDDING!

So in reality you could sell guest posts for $20 a pop here maybe $10. The juice isn't worth the squeeze for the amount of original content you will need to create for this to be safe to sprinkle in.
In a year when we flip it, have lots more traffic and higher DA, that can be a carrot for the new buyer to chew on.
THE PROFIT:

1. Well first off the site was making $1038.00 when we bought it in display ads (adsense/ezoic). Let's assume we do 2 things we discussed above.

The optimization to increase ad RPM by 25% and then we said traffic will increase 2% month over month.
You can do the math yourself, but that means we make $1297.5 in month 1, and in month 12 we make $1613.27.

Over there year we make $17402.04. Not bad.
2. We now have a new lead magnet that is capturing emails for us.

Maybe "14 ways your plant is dying you don't even know of". I'm sure you guys can think of something better than that.

We are capturing 1500 subs a month.
In reality, the site's traffic growth would factor into this, but let's assume it doesn't!

We get 1500 a month and it stays that way always
3. We are going to build our simple viral product Shopify store, which we use to monetize our email list.

Remember we are assuming we safely only make .10 per subscriber per month. I think you could pull more, but that's to be seen.
You are going to want to keep them engaged with new content a couple of times a week here.

Use the content you are using for the site. Let's assume you spend $100 a week on content.
4. Month 1 our new store pulls $150. By month 12? $1800.

The total value over those 12 months? $11,700.00 again, NOT BAD AT ALL.

5. Like I said let's assume we are spending $500 a month on content and hosting etc.
If we add all those up we get a new net monthly income of....$2913.27 (Gross of $3413.27)

Over the next 12 months, we are earning $29,102.04 net or $35,102.04 gross.

You paid $36,000, so your cash on cash return 80.839%
We now have a site that we are going to sell for 3x yearly net rev OR $104,877.72

When you add those together and subtract costs, the net profit in 12 months is.......
$97,979.76

Not bad right? This probably could be done in 3-4 hours a week. If you want to hold this for 2 years and keep up the work? You would make more like $150k
I'm NOT telling you to go buy this website. What's important is the framework and thinking that comes from this, so that you can apply these for your own sites and acquisitions.
