Under the deal DCC would give
Glenveagh the land and allow it to keep 50% of the units (428) to sell itself. DCC would then buy the social units for the construction cost. Not get them for the price of the land, buy them at cost
What would DCC get from this? They would get essential community infrastructure delivered by the developer.
This is down to a mad situation where @DeptHousingIRL is willing fund housing but not essential infrastructure
Not learning from our experiences of social housing development in the past where community infrastructure such as playground and community centres are important to social cohesion an
So local authorities are required to come up with other ways of funding any community benefit
The affordable element of the deal also required state subsidy though the site services fund, land costs, and Help to Buy scheme
What @AlisonGilliland and my @labour colleagues wanted was a fair deal for people who need social/affordable housing.
It couldn’t be guaranteed that the private units will not be sold to investors driving up the cost or costing the state more long term in HAP
