Seller: Not enough equity to list & sell or enough cash to
prep for market.

Buyer: Needs time to build credit up

Investor: Cash flows as the middle man.
OR
The investor can flip the contract & walk away.

This a great entry point strategy for new investors
with little cash on hand.
When you hold the lease option it is called a
SANDWICH Lease Option

Three Profit Sources:
1 - Money down
2 - Monthly cash flow from tenant
3- Money later on the sale
1. Pick a market (start at home)
(small towns are great)
2. Get Leads - Dead leads from wholesalers work!
or Zillow, Facebook, and For Sale by Owner leads
3. Send message/email/dial to VM to ask
(Text response rate is highest)
When you talk to sellers, ask questions about the house.

"What are you going to do if you can't sell the house?"

If they say I'll rent it - there is your in.

Sign in the yard and ads withs lots of photos:
FB Marketplace with lots of photos
FB Groups in the area
FB ads
Craigslist, Zillow, ...
