As soon as a building is erected, it begins to wear out. All aspects of the building will eventually need to be repaired or replaced.
All buildings have maintenance costs. This is why properties are depreciated for tax purposes, expenses against income.
We can slow the wearing down if the building through maintenance and cash injections. But the building will always burn cash.
So why do property values rise? The land under the building. Only the land will go up in value.
