Let’s start with Direct mail!!!
You can search online and pull the names and addresses of owners who may be looking to sell. I like to target absentee owners who have owned the property for at least 10 years.
Once you get the addresses, you can start sending out your mailers!

There are apps and other tools you can use to help with this or you can do it all manually, whatever works best for you and your budget.
But be aware, serious investors are sending THOUSANDS of mailers out weekly. That is your competition.

Sticky notes are more similar to driving for dollars. Except, instead of just taking down the address, you actually leave a note at/on the door of the property. The note will say something to the extent of “I’m interested in buying your house, call me if interested.”
This is a great approach, particularly if you have been calling the property owner for a while with no success.
But 9/10 times you will get this type of response from the owner once you do catch up with them. Definitley not what I would call a motivated seller!

The “sticky notes” don’t have to be actual sticky notes, it can be a handwritten note, business card, letter in an envelope. Whatever you think will work best to get the owner to call you.
Once you identify a couple of potential deals, drive by & leave your notes at the door.

Mailers & sticky notes are all about the numbers game. The more mailers you send off and notes you leave at properties, the closer you will be to actually finding a deal.

I’ve driven over multiple counties to leave notes at properties. I’ve even been fortunate enough to speak with owners directly.
Some are interested, some are not.
Some need our help, some do not.
One thing is for certain. It takes a real commitment to find a deal!
