REITS IN A RECESSION📉

Wonder which REITs to invest in with a recession looming?

Here is my rundown based on what we are seeing in the industry and historical, from least protected to most defensive:

Hospitality - Instantly gets hammered. No long term leases. Less travel.

Malls - think this one is obvious during COVID as well. Keep an eye on those like SPG that had already been adopting open air town centers as these will be first to come back.

Office - While I think long term is fine for office, many tenants are debating their office spends

Shopping Centers - Your regular strip malls. These many time will survive out of convenience, but shut downs hit with unforeseen pressure. Govt keeping many alive, with anchor tenants like Starbucks requesting rent relief nation wide

Residential - Depends on the class..

Residential cont. - Class A apartments are holding strong with few professionals really experiencing major layoff. Class C hurt most with hourly workers getting the boot. Class B is comfortable. Watch mobile home REITs do well during this.

Self storage - more resilient now. Does good when economy is booming and people own more junk, and just as good when it is bad when people can’t get rid of their junk!

Freestanding retail - historically performs well, these are the NNN assets that are either opened or closed

Health care - Obvious as to why this class is performing well. Interestingly, they had one of the lowest cut in returns during 2007-2008 crash as well.

Data centers - now more than ever this is the class of resiliency. The world turns toward “the cloud” as work place of future.
